BATTLE CREEK, Mich. (AP) — Kellogg Co. (K) on Tuesday reported second-quarter earnings of $223 million. On a per-share basis, the Battle Creek, Michigan-based company said it had net income of 63 cents. Earnings, adjusted for non-recurring costs, came to 92 cents per share. The results surpassed Wall Street expectations. The average estimate of eight analysts surveyed by Zacks Investment Research was for earnings of 91 cents per share.

HCP posts 2Q FFO of $365 million, results beat profit expectations

IRVINE, Calif. (AP) _ HCP Inc. (HCP) on Tuesday reported a key measure of profitability in its second quarter. The results surpassed Wall Street expectations. The average estimate of nine analysts surveyed by Zacks Investment Research was for funds from operations of 76 cents per share. Funds from operations is a closely watched measure in the REIT industry. It takes net income and adds back items such as depreciation and amortization.
